Jerry Nelson

Founder & CEO

Jerry Nelson brings more than five decades of experience across real estate investment, development and capital formation, with a focus on building long-term value at scale.

John (Jerry) M. Nelson, IV is the Founder and CEO of Nelson & Partners and a founding member of Stratford Capital Group, where he has led strategic planning, business development, and investment initiatives across real estate markets nationwide. Stratford has raised over $3 billion in equity to develop over 30,000 affordable units.

Over the course of his career, he has been responsible for the acquisition, financing, development, and operation of large-scale residential real estate.

Prior to Stratford Capital, Jerry served as Chief Executive Officer of Franklin Capital Group from 1995 to 2006, where the firm placed more than $350 million in equity across over 115 residential properties totaling more than 13,500 apartment units.

As a founding member of Winthrop Financial Associates and First Winthrop Corporation, Jerry played a central role in the acquisition and syndication of more than $5.5 billion in real estate assets, including over 40,000 apartment units.

Jerry splits his time between East and West coasts where his children and grandchildren live, and is an avid golfer, angler and travel enthusiast.

Anne leads investment strategy across real estate and venture opportunities, focusing on the integration of market-rate and affordable housing, real estate syndication and selective venture investments. 

Her work is grounded in a long-term view of value creation, combining financial discipline with a deep interest in how people live and how communities evolve over time. She is particularly interested in sustainable, well-designed housing, investments aligned with climate resilience and access to infrastructure and targeted ventures in green technology and medical innovation. 

Anne’s background spans real estate, education and land conservation, shaping an approach rooted in stewardship, relationships and a strong sense of place.

Outside of work, Anne is deeply engaged in family life and time spent outdoors, particularly in Maine, where the connection between land, community, and long views continues to shape her perspective.

Jessica Costin

Jessica Costin is a property operations and asset management leader with more than 15 years of experience overseeing residential portfolios across multiple markets. Her expertise spans property operations, compliance, portfolio administration, and strategic asset growth, with a focus on operational excellence and long-term asset value. A significant portion of Jessica's career has been in affordable housing, where she has ensured regulatory compliance, advanced resident-focused initiatives, and led multi-state portfolio improvements.

Nancy Noto supports the day-to-day operations of the firm and plays a key role in maintaining strong relationships with our partners and investors. A valued partner for over 20 years, outside of work, Nancy enjoys spending time with her two grandchildren and traveling to warm climates.
